The Woods Group was founded on the belief that real estate isn’t just about buildings—it’s about people, relationships, and long-term vision. Born into a third-generation real estate family, Kyle and Sean Woods grew up with the business in their blood and the drive to do things differently.

 

After years leading billion-dollar deals and shaping retail strategy on a national scale, Kyle launched The Woods Group to bring a more personal, agile, and strategic approach to commercial real estate. Sean, a former professional surfer and marketing analyst with global brand experience, joined to bring his competitive edge and client-focused energy into the fold.

 

Together, they’ve built a brother-led team that values trust, hustle, and precision. The Woods Group offers full-service leasing, sales, and tenant representation with a hands-on philosophy and a sharp eye for opportunity. Whether it’s scouting a flagship location or crafting a tailored leasing plan, they show up for their clients like they would for family, because legacy is personal.

Kyle Woods, First Vice President at Lyon Stahl and leader of the Woods Group, is a Los Angeles-born commercial real estate expert redefining commercial real estate advisory with a strategic, hands-on approach. After a successful career at CBRE, Kyle returns to Lyon Stahl to lead The Woods Group, a full-service sales and leasing division poised to drive the firm’s growth nationally. With Ten years in the industry and more than $1 billion in closed transactions, Kyle brings unmatched expertise and a client-first philosophy to every deal.

Kyle’s extensive knowledge of lease agreements sets him apart from other brokers. His deep understanding of the intricacies of leases—both their opportunities and pitfalls—ensures that every agreement is crafted to protect owners and maximize property value. This expertise, combined with his full-service approach to leasing and sales, delivers tailored solutions for a diverse clientele, including national tenants, institutional landlords, and local owners. Kyle exclusively represents regional and national retailers, major institutional landlords, and local property owners.

In 2024, Kyle set a new standard in Los Angeles, closing 56 transactions—the most by anyone under 30 in the city, averaging more than one deal per week. His ability to align tenant needs with strategic leasing plans has made him a trusted advisor for retailers navigating new acquisitions and portfolio expansions. Now leading a brother-led team of five at The Woods Group, Kyle is building a legacy of trust, collaboration, and exceptional results, offering comprehensive landlord and tenant representation alongside sales advisory for commercial and mixed-use projects.

A Pepperdine University graduate, Kyle earned his real estate license at 19, fueled by early internships that ignited his passion for the industry. Known for his integrity, energy, and ability to simplify complex deals, he is committed to creating lasting value for clients and the community. At Lyon Stahl, Kyle’s vision for The Woods Group marks a bold new era, combining market insight with personalized service to shape the future of retail real estate.

Sean Woods

Senior Sales and Marketing Analyst

Sean Woods, a Los Angeles native and Senior Sales and Marketing Analyst at The Woods Group, was destined to join the family business led by his older brother, Kyle Woods, a 10-year industry veteran who has established himself as a visionary leader in real estate. Growing up in a third-generation real estate family where table talk was all about property, Sean seamlessly transitioned into the real estate world after his 15+ years as a professional surfer, bringing his deep passion and elite connections from brands like Rip Curl, Oakley, Sector 9, Famous Surf Wax, Kelly Slater Designs, Osiris Shoes, and Catch Surf.

 

As a former World Surf League competitor and National Scholastic Surfing Association champion, he’s traveled to nearly every country, earning respect in the Malibu surfing community and private jet charter business, where he worked with high-net-worth clients like professional athletes, celebrities, Fortune 500 companies, and private equity firms before joining Lyon Stahl. A UCSD alumnus, Sean combines analytical expertise with a globally-connected approach, making him an unmatched asset in tenant representation.

 

His brother Kyle, with his extensive experience, oversees every aspect of client projects, from scouting prime locations to negotiating deals and ensuring seamless execution for new retail stores, headquarters, and production facilities, reinforcing The Woods Group’s reputation for reliability and innovation.
